JCT Minor Works Building Contract with Contractors Design 2024 – with Frankland (UK) Ltd performing Principal Contractor and Designer duties.
Resource and Labour Allocations
Door installation team comprised 3-5 fitters with electrical support to commission electromagnetic door keeps. Fire stopping works completed by 2 installers with electrician attendance as necessary. 1 Full Time Frankland Site Supervisor and 1 Visiting Project Manager
Liaison with school and other contractors
Worked with school to avoid working in areas being used by external clubs and public – avoiding booking cancellations and lost income.
Liaised with care taking team for extended working hours – responsible for securing premises and fire and security alarms upon entry/exit.
Worked with the care taking team to avoid interrupting pre-term cleaning and other directly employed contractors (entrance gates, fencing, security & fire alarms) undertaking works during summer holidays.
Details of challenges and how these were resolved
To satisfy outstanding Fire Officer recommended improvements to Fire Compartmentation the PM instructed Post commencement of contract that firestopping/ passive fire protection be installed above 40% of the Fire Doors planned to be replaced.
The shortened summer install duration was mitigated by utilising offsite factory finishing of door frames and acceleration of works via longer working days and utilisation of additional resource to complete the initial scope in the summer 2025 holiday period.
